The property consists of 20 acres of pristine pasture situated in Virginia's Western Highlands. 35 minutes from Blacksburg (Virginia Tech) and 35 minutes from New Castle, the land is in a remote valley surrounded by National Forest. There are several mature trees, two creeks, and remnants of old fence lines. 90% of the land is flat and suitable for grazing. A local farmer has cut the field to harvest hay for decades.
The infrastructure is currently limited to 2 small sheds and electricity. Once perimeter fencing is established, rotational grazing via electric fence will be easy to accomplish. Any agricultural ventures and profits relating to are completely owned by the tenant. Holding a remote or off-farm job is completely acceptable if it does not prevent you from raising cattle and grazing them rotationally, which will require a daily presence on the land at times. Other undertakings such as chickens, bees, fruit trees, composting are possible and encouraged.
There is no housing on the property, but there is an electric hookup for a camper. I am happy to assist in finding a house for rent or purchase nearby through local relationships, but it is a rural area, and options are limited in the immediate vicinity.
I purchased this land with the intention of homesteading, but God has other plans for me and my family at the moment. My desire is to put more cattle on the landscape, build soil health, and provide an opportunity for a young person with entrepreneurial aspirations to enter this space. The landscape is one which is increasingly rare. No solar panels and no glyphosate for miles around, just clean air, clean water, mountains, pasture, and good people.
